Guest Blog – Helping people, mortgages and affordability calculators

I’ve have always wanted to help people.
Whilst originally I wanted to be a physiotherapist I ended up following my family into finance, maybe not helping people to recover from injury but helping people to purchase and save money on their largest financial investment.
This is the reason I’m a mortgage adviser….and proud to do it.
You see, in the ever changing housing market it’s never been more important to receive qualified Mortgage Advice.
Buying your home is likely to be your largest lifetime financial commitment and in the new world of reform and the recent Mortgage Market Review (MMR), I see the advised route via brokers growing in strength.
The most vital skill of a mortgage broker is both to understand and knowing your requirements, being up to date with market trends and knowledge of mortgage providers criteria.
In the wake of the recession the industry had to evolve and there are now new rules that mortgage advisers and lenders now have to adhere to.
Lenders and brokers have to demonstrate the clients continued affordability of the mortgage repayments throughout the mortgage term.
To demonstrate and determine affordability and to establish the client’s maximum borrowing a number of factors which include stress tests, affordability as well as keeping within strict income multiples are used.
Affordability is established via each lenders individual affordability calculator. Upon inputting client data this calculates a guide to your client’s maximum borrowing potential.
Whilst there a large number of ‘affordability’ Factors these include the requested mortgage term, number of dependents, age of clients and occupation type.
For some clients affordability is not a concern, which makes the brokers job a case of recommending the product to match their requirements.
However it’s important for your broker to understand you (as their client). The reason for this is with a true understanding of a client a skilled broker uses their knowledge of the market to recommend and source products that will meet their client’s needs.
Ideally the recommended scheme is sourced via most competitive scheme rate (fixed or tracker) but being mindful of product fees. The broker reviews the product rate against the product fee to advise the product that saves the client the most money over the selected mortgage term.
Other clients’ needs are different, yes they want headline rate but fall short and are unable to borrow at the required level with that lender.
However a professional mortgage adviser, whatever your circumstances can guide you through the mortgage minefield and help you with making the right decisions on one of the largest purchases of your life.
That’s why, although I didn’t become a physiotherapist I’m proud of helping people making this potentially stressful time as easy as possible.
